Fast but Fair LLC is a real estate investor, not a real estate agent or broker. We buy houses directly from owners for our own account. We do not represent you in any transaction and we do not provide real estate brokerage, legal, financial, or tax advice. You are encouraged to seek independent professional advice before signing any agreement.

2. No obligation

Submitting a form on the Site, requesting an offer, or otherwise contacting us does not create a contract to sell your property. Any offer we make is non-binding until both parties sign a written purchase agreement. You are free to accept, reject, or counter any offer.

3. Offers are estimates

Cash offers we provide are based on the information you give us and publicly available data. Final offers may be adjusted based on property inspection, title review, occupancy, and other factors normally part of a real estate transaction. We do not guarantee any specific offer amount, sale price, or closing date until a signed purchase agreement is in place.

4. Accuracy of information

You agree that the information you provide is accurate and that you have the legal right to sell the property described. We rely on the information you provide and on public records; we do not independently verify ownership, encumbrances, or condition until later in the process.

5. Use of the Site

You agree not to:
